Colt DCS to add three new data centers at Hayes Digital Park in GBP 2.5 billion (USD 3.26 billion) expansion

London, UK - November 4, 2025- Colt Data Centre Services (Colt DCS) has received approval to build three new hyperscale data centers at its Hayes Digital Park in West London, a move that will add 97 megawatts of IT capacity and push the campus total to nearly 160 megawatts once completed. The expansion, valued at around GBP 2.5 billion (USD 3.26 billion), marks one of the UK’s largest single data center investments aimed at supporting the rapid growth of AI and cloud workloads.

According to Colt DCS, construction on the new buildings, designated LON6, LON7, and LON8, is expected to begin in mid-2026, with the first facility scheduled to go live in early 2029. Each data center will connect to a dedicated high-voltage substation currently being developed with National Grid, set to deliver full power to the site by October 2027. The company said all operations at Hayes will be powered by 100% renewable electricity under an existing power-purchase agreement.

Niclas Sanfridsson, Chief Executive Officer at Colt DCS, said the project reflects both scale and strategy, “This expansion at Hayes represents a pivotal step in our growth and underlines our long-term commitment to the UK. Demand for secure, sustainable, and high-capacity data center space continues to accelerate, especially as AI reshapes compute requirements.” He added that the new sites would “serve as critical digital infrastructure for our global customers and partners.”

The Hayes Digital Park already houses two operational data centers, London 4 and London 5, forming the first phases of a multi-year build program. The new phase will occupy the remaining plots within the 50-acre site near Heathrow Airport. Colt DCS said it plans to integrate an “Innovation Hub” within the expanded campus to collaborate with local institutions, including Brunel University, and to offer technology engagement programs for the community.

Local authorities in Hillingdon granted full planning permission in late October after reviewing Colt’s sustainability and energy-efficiency commitments. The company emphasized that all three data centers will meet stringent environmental standards, using advanced cooling systems and heat-recovery designs to reduce energy waste. Colt also said its supply chain strategy will favour low-carbon materials and off-site prefabrication to speed up delivery and minimize impact.

With hyperscale and AI cloud customers competing for large-scale capacity across London, Colt’s expansion at Hayes strengthens the region’s position as a core European hub for compute-intensive workloads. The new builds are “designed for a new era of AI data centers, flexible, resilient, and truly sustainable from the ground up.”
