Project Overview

On December 16, 2025, Technologies New Energy (TNE) and Data District Inc. announced a definitive agreement to develop a massive AI-centric data center cluster in Alberta, Canada. This $1.26 billion (approx. €780 million) project is designed to position Alberta as a primary alternative to established North American hubs like Northern Virginia and Hillsboro. The "AI-Data District" is a response to the skyrocketing demand for high-density compute power required by generative AI models, which legacy data centers often struggle to support.

The project is structured into a multi-phase buildout, with Phase 1 comprising four distinct data center facilities. Alberta was strategically chosen for its "energy-first" infrastructure; the province offers a unique deregulated electricity market and a cold climate that significantly reduces cooling costs—a critical factor for AI workloads that generate intense heat. The developers are leveraging Alberta's massive natural gas reserves and growing renewable grid to provide reliable, "behind-the-meter" power solutions.

Unlike traditional colocation centers, this district is being "built with" AI-ready liquid cooling from the ground up, moving away from traditional air-chilled methods. It includes strategic partnerships with local energy providers to ensure a direct power tap, bypassing the common grid-queue delays seen in other markets. With the backing of Invest Alberta, the project is fast-tracked to go live with its first 60 MW capacity by the end of 2026, creating a sovereign AI ecosystem for North American enterprises and government entities.
