Developed through a partnership involving Chirisa Technology Parks, PowerHouse Data Centers, and American Real Estate Partners (AREP), DC2 is planned as an approximately 190,000-square-foot facility designed to support large language model training, artificial intelligence workloads, high-performance computing, and high-density GPU server clusters. The facility is engineered to provide approximately 100 MW of critical IT power capacity, positioning it as a significant AI-oriented computing deployment within the Central Virginia market. Electrical infrastructure is supported through high-voltage utility interconnections with Dominion Energy, complemented by static 2N and Block N+1 uninterruptible power supply configurations and emergency standby diesel generators to provide multiple layers of power resilience. Thermal management incorporates high-efficiency closed-loop chiller systems integrated with direct-to-chip liquid cooling loops designed to manage the substantial heat generated by dense GPU and accelerated-computing environments. Strategically located south of Northern Virginia, DC2 provides an alternative high-capacity deployment location while maintaining access to established regional telecommunications corridors. Network infrastructure is designed to include subterranean dark-fiber entry vaults, dual carrier-neutral meet-me rooms, diverse fiber pathways, and high-capacity routes connecting toward major Ashburn network exchanges and Virginia Beach subsea cable landing infrastructure. These connectivity options are intended to support low-latency communications between AI workloads, cloud platforms, carriers, and regional digital infrastructure facilities. Physical security incorporates controlled perimeter access, biometric authentication, surveillance systems, secured equipment areas, and zero-trust security principles. Through its substantial IT capacity, advanced liquid cooling, resilient electrical infrastructure, and strategic connectivity, DC2 is positioned to support the growing computational requirements of AI and hyperscale cloud workloads across Virginia and the broader Mid-Atlantic region.
