Project Overview

The strategic partnership between CtrlS Datacenters and the Canada Pension Plan Investment Board (CPP Investments), finalized on June 17, 2026, marks a major milestone in India's digital infrastructure space. Totaling up to ₹7,000 crore (C$1 billion), the investment is structured to aggressively scale an AI-ready hyperscale data center footprint across India's premier tier-1 technology hubs. Financially, the deal uses a dual-structure framework. First, CPP Investments is deploying ₹4,000 crore (C$588 million) to acquire an 8.2% direct equity stake in CtrlS Datacenters, establishing an impressive pre-money corporate valuation of ₹44,914 crore (C$6.6 billion). Second, the remaining ₹3,000 crore (C$441 million) forms a specialized 52/48 joint venture with CtrlS holding the majority 52% ownership dedicated to developing next-generation hyperscale campuses over the next 18 months. Technically, this multi-billion-dollar infusion directly accelerates the deployment of specialized, high-density computing infrastructure. Driven by surging demand signals from global cloud service providers, enterprises, and heavy artificial intelligence applications, the 450MW expansion pipeline is being engineered from the ground up to host frontier liquid-cooled hardware architectures. The joint venture will focus its capital on core markets, including Mumbai, Hyderabad, Chennai, Bengaluru, Noida, and Pune, while evaluating edge data center options across 20 secondary cities.
