The DayOne and Gaw Capital Fuchu Campus is a significant new hyperscale development in the Greater Tokyo region, representing the latest wave of major institutional investment into Japan's stable digital infrastructure market. The project is a joint venture between DayOne Data Centers, a Singapore-based operator, and Gaw Capital Partners, a global real estate investment firm, highlighting the growing international confidence in Japan as an AI and cloud hub.

The campus is strategically located in the Fuchu Intelligent Park, a well-established data center cluster situated approximately 30 kilometers west of central Tokyo. This location offers the perfect balance: enough distance from the dense city center to mitigate earthquake risk and secure larger land parcels, while maintaining the low-latency connectivity required by major hyperscalers and enterprises in the capital. The facility is expected to have a total IT capacity of 80 MW, making it one of the largest data center developments in Fuchu City.

A key differentiator for this campus is its explicit focus on being AI-ready. The design integrates advanced cooling technologies (which often means support for Direct Liquid Cooling or high-efficiency water-based systems) to handle the high-density power requirements of modern AI and GPU workloads. Furthermore, the development targets leading environmental standards, including CASBEE, LEED, and ISO 50001, reflecting the global and domestic push for sustainable infrastructure.

The groundbreaking for Phase One, a nine-story, 18 MW building, commenced in August 2025. This rapid construction schedule, targeting a core and shell delivery by mid-2027, emphasizes the urgency felt by the developers to meet the massive pre-leased demand being driven by the expansion of U.S. cloud providers (like Microsoft and Google) in the region. This project not only increases Japan's digital capacity but also reinforces Tokyo's position as a primary digital hub in the APAC region, offering fault-tolerant, high-performance infrastructure.
