Project Overview
Fortune Hospitality AI Data Center Park is a proposed mega-hyperscale digital infrastructure development planned across 170 acres in Kandukur Mandal, Ranga Reddy District, within the Hyderabad Metropolitan Region of Telangana. Developed by Fortune Hospitality & Infra LLP through its special purpose vehicle (SPV), Sudeeksha Estates LLP, the project represents an initial investment of ₹60,000 crore, with the potential to scale to ₹100,000 crore at full buildout. The campus is master-planned around four independently operable 400 MW modules, creating a potential aggregate capacity of 1,600 MW and positioning the development for large-scale AI computing, high-performance computing (HPC), and hyperscale digital infrastructure workloads. Its proposed technical architecture includes direct-to-chip liquid cooling, a technology suited to managing the thermal demands of high-density AI model training and advanced computing systems. Power infrastructure is expected to be supported by a 2,000 MVA allocation from TGTRANSCO, alongside local solar and wind power purchase agreements (PPAs) intended to strengthen the campus’s renewable energy sourcing strategy. Closed-loop treated greywater recycling is also planned to support water management and cooling operations. The modular campus design could allow individual sections to be developed and operated independently, providing flexibility for phased deployment and future capacity expansion. Located within the Hyderabad Metropolitan Region, the project forms part of the broader opportunity for Telangana to attract AI infrastructure, cloud computing, and digital services investment. If delivered as proposed, Fortune Hospitality AI Data Center Park could become a significant addition to India’s emerging hyperscale and AI data center landscape, combining substantial investment potential, large-scale power planning, and liquid-cooled computing infrastructure.
