Project Overview

The transformation of the historic Remington Arms manufacturing plant in the Village of Ilion, New York, into a master-planned 200 MW artificial intelligence infrastructure campus marks a notable shift in how hyperscale and edge facilities are sited. Following the closure of the fabled firearms production floors in 2024, the 32-acre industrial campus sat vacant until its acquisition and subsequent re-envisioning by Turin Management. The project represents a growing trend in the asset class: utilizing distressed, power-connected legacy industrial assets to bypass the extended queue timelines of greenfield utility interconnections, while injecting high-tech capital back into displaced manufacturing towns. The engineering core of the project involves two symmetrically deployed 250,000-square-foot data processing structures, designated as Site C (Phase I) and Site E (Phase II). Because the site sustained nearly two centuries of continuous heavy metallurgy and industrial manufacturing, the developer’s immediate operational hurdles are environmental. Turin Hoefler Avenue, LLC, has mobilized environmental consultants HRP Associates to enroll 7.8 acres of the property into the New York State Department of Environmental Conservation’s Brownfield Cleanup Program. This process targets the remediation and containment of legacy heavy metals, specifically elevated concentrations of arsenic, lead, and copper, before heavy foundation work can begin.
