Project Overview
The NextGen Data Center is a significant greenfield hyperscale project developed by NextGen Data Center and Cloud Services Co., Ltd., a subsidiary of the Dubai-based DAMAC Digital. The facility is strategically located in the Navanakorn Industrial Estate in Pathum Thani Province, just north of Bangkok. This location is outside the traditional congested city center, providing access to essential infrastructure and land for large-scale expansion while maintaining critical low-latency connectivity to the capital.
The project is a direct response to the massive demand from global hyperscale cloud providers and the accelerating adoption of Artificial Intelligence (AI) workloads in the ASEAN region. With an initial target IT load of 84 MW and a total investment value of approximately $826.42 million (26.7 billion Baht), it marks a substantial investment in Thailand’s digital economy. The facility is designed from the ground up to be AI-ready, featuring the structural capacity and cooling systems necessary to support extremely high-density GPU racks and advanced computing clusters. This focus aligns with the Thai government’s push for high-value digital sectors and the incentives offered for projects supporting advanced computing capabilities.
The design is expected to meet stringent global standards, targeting a Tier III or Tier IV-ready design to ensure high availability and reliability for mission-critical applications. Furthermore, the project aims to leverage Thailand’s abundant power supply and strong connectivity backbone, which includes access to multiple international submarine cables. By meeting the required Power Usage Effectiveness (PUE) standards and contributing to local skill development, the project is set to benefit from the highest level of corporate income tax (CIT) exemption offered by the Thailand Board of Investment (BOI), positioning it as a cornerstone in Thailand's goal to become a leading regional hub for cloud and AI innovation.
