Project Overview

The Spruce Lake AI Data Centre Project is a large-scale 390 MW hyperscale digital infrastructure development planned across a 120-hectare, or approximately 300-acre, site within the expanded Spruce Lake Industrial Park in Saint John, New Brunswick. Co-developed by Beacon New Brunswick Inc. and VoltaGrid LLC, the campus is designed to support high-density artificial intelligence workloads, including AI model training, machine learning clusters, and high-performance cloud computing applications. The substantial planned power capacity provides the infrastructure foundation required for energy-intensive computing environments, where large GPU deployments demand significant and continuous electricity and cooling resources. The project is designed around modular high-density compute pods, enabling the campus to accommodate specialized computing infrastructure while supporting phased development and capacity expansion. Advanced liquid cooling loops form another core component of the facility, addressing the thermal requirements associated with dense AI computing environments and helping maintain reliable operating conditions for high-performance systems. The development also incorporates dedicated microgrid power generation infrastructure, providing an integrated approach to power supply and supporting continuous computing operations across the campus. Saint John’s location in Atlantic Canada provides access to a comparatively cool climate, which can support data center cooling strategies while reducing the thermal burden associated with high-density computing. Access to clean energy resources further aligns the project with lower-carbon digital infrastructure objectives. The combination of large-scale power capacity, modular compute architecture, liquid cooling, and dedicated microgrid infrastructure positions Spruce Lake as a purpose-built environment for the evolving requirements of AI and hyperscale computing.
