Project Overview

Apatura Borders Data Center is a proposed 300 MW greenfield hyperscale and artificial intelligence infrastructure development, with potential expansion to 500 MW, planned across approximately 150 hectares at Laundry Field, east of the A697 near Coldstream in the Scottish Borders. Developed by Scottish clean energy infrastructure specialist Apatura, the project is designed as a large-scale digital infrastructure campus capable of supporting high-density AI, high-performance computing, hyperscale cloud, and other power-intensive workloads. Its location provides strategic proximity to major regional electricity transmission corridors, creating an important foundation for delivering the substantial and reliable power capacity required by next-generation computing facilities. The multi-building campus is planned around a 100% renewable power strategy, aligning the development with Scotland’s wider net-zero objectives and the growing demand for low-carbon electricity among hyperscale and AI operators. Energy resilience is further supported through the integration of co-located Battery Energy Storage Systems (BESS), which could provide grid flexibility, help manage variations in renewable generation, and support reliable operation during periods of changing electricity demand. The development is also expected to incorporate closed-loop liquid cooling architectures designed to efficiently manage heat from high-density AI processors and advanced computing systems while reducing reliance on conventional water-intensive cooling technologies. Localized waste-heat recovery capabilities could provide an additional sustainability benefit by enabling excess heat generated by the facility to be captured and potentially supplied to nearby users or future heating networks. With its combination of large-scale expansion potential, renewable energy sourcing, battery storage, advanced liquid cooling, and waste-heat recovery, Apatura Borders represents a significant proposed investment in Scotland’s emerging AI infrastructure market. The project could also support the wider Scottish Borders economy by converting substantial land resources into a strategic digital infrastructure asset while contributing to the region’s transition toward renewable-powered, high-value technology infrastructure.
