The AREP Power House Grand Prairie, also known as PowerHouse Grand Prairie, is an 810-acre gigawatt-scale hyperscale data center campus located at 881 Miller Road, Midlothian, Texas 76065, USA. Developed by PowerHouse Data Centers, a technical real estate platform wholly owned by American Real Estate Partners (AREP), in partnership with Provident, the project is planned as a mega-scale AI and hyperscale infrastructure hub serving the broader Greater Dallas-Fort Worth (DFW) digital corridor. The large campus is master-planned to support up to 1.8 GW (1,800 MW) of ultimate utility power capacity, providing substantial infrastructure for the continued growth of cloud computing, artificial intelligence, high-performance computing, and hyperscale digital services in North Texas. The development is structured across phased tranches and is planned to accommodate approximately 28 to 29 data center buildings, with total developable space reaching up to 8.5 million square feet. This large-scale configuration allows the campus to expand progressively in line with customer demand and the availability of supporting utility infrastructure. The initial development phase includes an approved 500 MW power allocation through ERCOT and Oncor Electric Delivery, establishing the initial electrical foundation for the first wave of facilities. Initial building deliveries and power energization are scheduled for 2026–2027, marking the beginning of the campus’s broader phased development program. With its extensive land footprint, substantial ultimate utility capacity, large developable area, and strategic position within the DFW digital corridor, PowerHouse Grand Prairie is designed to provide scalable infrastructure for hyperscale and AI-focused customers. The project further strengthens the growing concentration of large-scale data center developments across the Texas market and highlights the region’s continued expansion as a major destination for next-generation digital infrastructure.
