The Beale Infrastructure Pinal Airpark Road Data Center Campus, also known as the Luckett Road Data Center, represents a major hyperscale digital infrastructure development spanning more than 600 acres across two strategic parcels near the intersection of East Pinal Airpark Road and Interstate 10 in Marana, Arizona. The phased campus is designed to accommodate large-scale hyperscale cloud providers, artificial intelligence platforms, high-performance computing, and other compute-intensive workloads requiring substantial infrastructure capacity. The development is planned around a gross power allocation of up to 750 MW, with long-term expansion potential reaching approximately 1.5 GW as additional phases are developed. Electrical infrastructure is anchored by dedicated high-voltage substation interconnections developed in coordination with Trico Electric Cooperative and Tucson Electric Power, providing access to the substantial utility resources required for a campus of this scale. In line with the Town of Marana’s data center regulations and water conservation requirements, the project is designed around a 100% closed-loop air-cooling architecture intended to eliminate potable water consumption for server cooling operations. This approach is particularly significant in Southern Arizona, where water availability and sustainable resource management are important considerations for large industrial developments. Strategically positioned within the growing Southern Arizona technology corridor, the campus is also designed to provide extensive telecommunications connectivity. Dual subterranean dark-fiber entry vaults and carrier-neutral meet-me rooms support access to diverse network operators and fiber providers, while low-latency connections toward Phoenix and regional fiber backbones enable efficient data transmission to major digital markets. Multi-layered zero-trust security perimeters are designed to protect critical infrastructure, customer environments, and restricted operational areas. With its substantial land footprint, scalable electrical capacity, water-conscious cooling strategy, and strong fiber connectivity, the Pinal Airpark Road campus represents a significant potential hyperscale and AI infrastructure hub in Arizona.
