Status: Under Construction Phase (Groundbroken Mid-2026) | Location: Adjacent to Freestone Energy Center, 1366 FM 488, Fairfield (Freestone County), TX 75840, United States
The CyrusOne Fairfield Data Center Campus, located adjacent to the Freestone Energy Center near FM 488 in Fairfield, Freestone County, Texas, represents a major hyperscale development positioned approximately 80 miles southeast of Dallas. Backed by an estimated investment of $1.5 billion, the three-building campus is being developed in partnership with Constellation Energy and Calpine and follows a “Powered Land” strategy that places large-scale data center infrastructure close to major power generation assets. The development is designed around approximately 760 MW of total power capacity, comprising 380 MW in Phase 1 and an additional 380 MW in Phase 2, providing substantial infrastructure for artificial intelligence model training, hyperscale cloud computing, high-performance computing, and other energy-intensive digital workloads. Electrical infrastructure is supported through direct connections to high-voltage ERCOT transmission networks, while static 2N and Block N+1 uninterruptible power supply systems provide additional electrical resilience for critical IT operations. Emergency standby generators are also incorporated to maintain continuity during utility disruptions and other grid events. Thermal management is designed around zero-water-consumption air-cooled chiller systems integrated with direct-to-chip liquid cooling technology, enabling the campus to accommodate ultra-dense multi-kilowatt GPU configurations while minimizing water requirements. The facility’s strategic location near major generation assets also supports the “Powered Land” approach by aligning data center development with substantial regional energy resources. Connectivity infrastructure includes subterranean dark-fiber entry vaults and dual carrier-neutral meet-me rooms, providing access to multiple network operators and telecommunications providers. Direct express fiber corridors toward Dallas-Fort Worth peering hubs support low-latency regional connectivity and access to major digital ecosystems. A five-layer, 24/7 physical security perimeter provides controlled access and protection for critical infrastructure, computing equipment, and customer environments, reinforcing the campus’s role as a major AI and hyperscale infrastructure hub in Texas.
