Project Overview

The CyrusOne NVA - Broadlands Campus is a proposed 180 MW hyperscale and AI-ready data center development on a 75.6-acre site at the intersection of Education Court and Broadlands Boulevard in Ashburn, Loudoun County, Virginia, designed to expand high-density computing capacity within Northern Virginia's highly connected data center market. Developed by CyrusOne, the multi-building campus is planned to encompass more than 1.0 million square feet of multi-story data hall infrastructure, providing substantial space for cloud platforms, enterprise applications, artificial intelligence and other power-intensive workloads. Its planned 180 MW capacity is particularly significant for AI infrastructure, where dense GPU deployments can create much greater electrical and thermal requirements than traditional enterprise computing environments. The campus is designed to connect directly to Dominion Energy's electrical transmission grid, providing the high-capacity power infrastructure needed for continuous operation across multiple data center buildings. Direct grid access is especially important in Northern Virginia, where available electrical capacity and transmission infrastructure have become critical factors in the development of new hyperscale campuses. The project also incorporates zero-water cooling architectures, reducing dependence on continuous municipal or potable water supplies while supporting thermal management for increasingly dense computing equipment. This approach is particularly relevant as AI workloads drive higher rack densities and greater heat generation within data halls. The multi-building configuration provides flexibility for phased deployment, allowing the campus to add computing capacity as demand from cloud providers, enterprises and AI operators continues to grow. Its location in Ashburn also places the development within one of the world's most concentrated data center ecosystems, with extensive fiber connectivity and proximity to major network and cloud infrastructure. By combining 180 MW of planned capacity, more than 1 million square feet of data hall space, direct Dominion Energy transmission access and zero-water cooling, the CyrusOne NVA - Broadlands Campus is positioned as a significant addition to Northern Virginia's hyperscale infrastructure pipeline. The project demonstrates how modern data center developments are increasingly designed around high-capacity power delivery, water conservation and high-density computing requirements. Its scale and location could enable the campus to support multiple generations of cloud and AI workloads while strengthening Ashburn's position as a critical center for global digital infrastructure.
