Developed by Digital Realty, the project expands the company's presence across Northern Virginia, one of the world's largest data center markets, while extending its footprint beyond the densely concentrated Ashburn corridor. Designed as a multi-story facility, IAD50 is intended to provide substantial computing capacity for organizations requiring advanced digital infrastructure, including hyperscale cloud providers, enterprise customers, and artificial intelligence operators. Its planned 96 MW critical load positions the development to support power-intensive workloads such as AI model training, GPU-accelerated processing, high-performance computing (HPC), and large-scale cloud applications. These workloads require high-density computing environments capable of handling increasingly complex processing and data storage requirements. The facility's multi-story configuration also enables efficient use of the development site while accommodating significant technical infrastructure.
