Project Overview
As of March 2026, EdgeCore is refining its Mesa North footprint to balance hyperscale growth with regional infrastructure needs. Following a March 11, 2026 hearing, EdgeCore scaled back its expansion from three to two buildings (totaling 1.24 million sq. ft.) to accommodate an expanded Salt River Project (SRP) substation required for the area's power grid. This campus is specifically engineered for the "AI Supercycle," featuring Direct-to-Chip (DTC) liquid cooling as a baseline requirement. A standout technical feature is the ultra-efficient closed-loop chilled water system, which maintains a water usage effectiveness (WUE) of less than 0.01 L/kWh, effectively making the site water-neutral. The project is funded through a $1.9 billion Green Loan, the largest in Partners Group’s history, contingent on meeting strict sustainability and energy efficiency targets. Once complete, the campus will support over 450 MW of critical load, solidifying Mesa as a premier hub for AI inference and training.
