Project Overview

As of March 13, 2026, Hassayampa Ranch has undergone a dramatic transformation from a failed residential megaproject into one of the most significant emerging artificial intelligence data center opportunities in the United States. Originally envisioned as a 5,700-home master-planned community, the project struggled to gain momentum and was ultimately reimagined as a large-scale technology and infrastructure hub. The redevelopment is being led by Arizona Land Consulting in partnership with venture capitalist Chamath Palihapitiya, with total planned investment estimated at approximately $25 billion. The site is strategically located west of the White Tank Mountains in Arizona’s rapidly expanding West Valley, positioned near the planned Belmont development and along the future corridor of Interstate 11. This geographic positioning offers significant long-term logistical and infrastructure advantages for hyperscale data center operators seeking large tracts of developable land with access to future transportation and energy infrastructure.

A major milestone for the project came in December 2025 when the development received unanimous approval for industrial rezoning, allowing the land to be formally repurposed for technology infrastructure. This approval followed negotiations with the White Tank Mountains Conservancy, resulting in a mitigation agreement designed to preserve wildlife movement along the Hassayampa River and Jackrabbit Wash corridors. These conservation measures aim to balance large-scale development with protection of the region’s fragile desert ecosystem.
