Joliet Technology Center Building D3 represents a specialized hyperscale data center facility within Phase D of the master-planned Joliet Technology Center megacampus in Joliet, Illinois. Developed by PowerHouse Hillwood Holding LLC, a joint venture between PowerHouse Data Centers and Hillwood Development Company, the approximately 795-acre campus is planned as a major digital infrastructure hub designed to support growing cloud computing, artificial intelligence, and high-performance computing demand across the Greater Chicago market. The broader development is planned to include multiple two-story data center buildings with substantial aggregate capacity, while Building D3 is designed to provide approximately 75 MW of gross power allocation and 60 MW of critical IT load within a two-story structure spanning approximately 144,500 square feet. Utility electricity is expected to be delivered through high-voltage substation interconnections with ComEd and the PJM Interconnection grid, supported by static modular uninterruptible power supply systems configured in 2N redundant topologies and emergency standby diesel generators for backup resilience. Thermal management incorporates air-cooled chilled-water plants integrated with direct-to-chip liquid cooling loops capable of supporting high-density GPU racks and other accelerated computing systems. Building D3 is also designed with robust telecommunications infrastructure, including subterranean dark-fiber entry vaults, dual carrier-neutral meet-me rooms, redundant internal fiber pathways, and high-capacity dark-fiber connections toward central Chicago network exchange locations. Physical security is expected to incorporate controlled perimeter access, biometric authentication, surveillance systems, secured equipment areas, and zero-trust security controls. With its scalable electrical infrastructure, advanced cooling architecture, resilient connectivity, and phased campus development model, Building D3 is positioned to support increasingly demanding cloud and AI workloads within the rapidly expanding Chicago-area data center market.
