Project Overview

The Kao Data Park Royal Data Center is a planned high-density, AI-ready facility in West London, bringing purpose-built computing infrastructure to a strategic location within the capital’s established digital ecosystem. Developed by Kao Data in consultation with the Old Oak and Park Royal Development Corporation (OPDC), the project is planned on a 4.7-acre brownfield site at the former Frogmore Industrial Estate on Acton Lane. The proposed 107,000-square-foot data center is designed to provide sustainable, low-latency computing capacity for businesses operating across the London availability zone. Its AI-ready architecture positions the facility to support increasingly demanding workloads, including generative artificial intelligence, enterprise cloud computing, financial services, life sciences and advanced data processing. The redevelopment of a former industrial site also gives the project an important land-use advantage by bringing new digital infrastructure onto an existing brownfield location rather than requiring a new greenfield development. Its West London position provides proximity to one of Europe's largest concentrations of enterprises, financial institutions, technology companies and network infrastructure, making low-latency access an important part of the facility's role. The project's focus on high-density computing is particularly relevant as AI workloads require greater power and cooling densities than conventional enterprise applications. By combining an urban West London location with an AI-ready design, sustainable infrastructure objectives and proximity to major commercial demand, the Park Royal development is intended to strengthen Kao Data's presence in the London market while providing additional capacity for organizations requiring reliable, high-performance digital infrastructure. The project therefore represents a brownfield-led expansion of London's data center ecosystem, aligned with the growing demand for cloud, AI and other data-intensive services.
