Status: Under Development / Planning | Location: Park Royal, West London, UK
The Kao Data KL03 data center, situated on the former Frogmore Industrial Estate in Park Royal, West London, represents a critical infrastructure development designed to support the UK's expanding AI capabilities and high-performance computing (HPC) landscape. Acquired by Kao Data as a 4.7-acre brownfield site, the project transforms industrial land into an AI-ready hyperscale facility. Delivering a 40 megawatt (MW) critical IT load across its advanced structural envelope, KL03 is engineered from the ground up to accommodate modern high-density hardware architectures, such as dense liquid-cooled GPU clusters running demanding enterprise AI workloads. Power delivery and operational sustainability are fundamental to the KL03 design. Backed by a dedicated high-voltage grid connection from SSEN (Scottish and Southern Electricity Networks), the facility features an N+1 distributed redundant UPS architecture to ensure continuous power availability. To efficiently manage the extreme heat generated by dense compute configurations, Kao Data integrates industrial closed-loop chilled water plants optimized for maximum free-cooling hours. Operating entirely on a 100% renewable energy mix and utilizing hydrotreated vegetable oil (HVO) for its backup generation fleet, KL03 targets an aggressive Power Usage Effectiveness (PUE) rating while reinforcing London’s competitive edge in European digital sovereignty.
