NEXTDC S3 Sydney: 80MW Tier IV AI-Ready Flagship
Status: Operational / Accelerated Fit-out (April 2026) | Location: 2 Broadcast Way, Artarmon NSW 2064
Project Overview
As of April 20, 2026, NEXTDC’s S3 Sydney facility has emerged as the operational core of the company’s expanding AI infrastructure strategy in Australia. Positioned as a 9-level high-rise data center, S3 is engineered for extreme power density, sovereign data control, and hyperscale readiness, making it a flagship asset within NEXTDC’s national portfolio. As part of the broader A$2.2 billion capital investment program announced in 2026, the facility is undergoing accelerated fit-outs across its remaining data halls, specifically designed to accommodate large-scale GPU clusters for AI and machine learning workloads serving hyperscale tenants.
Technically, S3 is built for high availability and resilience, incorporating 2.7MW Piller Power Systems rotary UPS systems paired with MTU diesel engine backup units to ensure uninterrupted power delivery under all operating conditions. Its vertical design enables efficient land use while supporting high-density compute environments that are increasingly required for real-time AI inference and large-scale model training.
Strategically located less than 10km from the Sydney central business district, S3 provides ultra-low latency connectivity, making it highly suitable for financial services, government workloads, and AI-driven applications requiring rapid response times. It is seamlessly interconnected with the S1 and S2 facilities in the Macquarie Park cluster, forming a metro-redundant, high-capacity digital fabric across Sydney’s northern corridor and reinforcing the city’s position as a leading Asia-Pacific AI infrastructure hub.
