Designed to deliver approximately 300 MW of critical IT capacity, the campus is purpose-built to support hyperscale cloud platforms, artificial intelligence (AI) training and inference workloads, enterprise applications, and high-performance computing (HPC) environments. Upon full build-out, the development will feature five state-of-the-art data center buildings providing approximately 1.3 million square feet of raised-floor whitespace, complemented by more than 200,000 square feet of administrative offices, operational support areas, and customer amenities. Engineered for maximum sustainability and operational resilience in Arizona's harsh desert climate, the campus incorporates an innovative 100% water-free cooling system that eliminates traditional evaporative cooling, dramatically reducing water consumption while maintaining optimal temperatures for high-density compute environments. The facility further enhances environmental stewardship through the deployment of atmospheric water generators that produce potable water directly from ambient air, reducing dependence on local water resources. Advanced automation technologies, including autonomous aerial drones and Boston Dynamics SPOT robotic inspection systems, provide continuous monitoring, security patrols, infrastructure inspections, and predictive maintenance to improve operational efficiency and reliability. Additional sustainability-focused design features include dark-sky-compliant exterior lighting to minimize light pollution, heat-reflective building coatings that reduce thermal absorption and cooling requirements, energy-efficient electrical and mechanical systems, and resilient utility infrastructure engineered for uninterrupted operations. With scalable power architecture, high-density rack capabilities, carrier-neutral fiber connectivity, redundant power distribution, comprehensive physical security, and infrastructure designed to accommodate next-generation GPU clusters and AI-driven workloads, the Novva Mesa Data Center Campus stands among the largest, most technologically advanced, and environmentally sustainable hyperscale data center campuses in North America.
