Project Overview
Nxtra Mumbai IV, located in the Rabale industrial corridor of Navi Mumbai, is the flagship "AI-Ready" facility for Nxtra by Airtel. Spanning a massive site, this campus is designed to meet the explosive demand from global hyperscalers and the domestic BFSI sector. As of early 2026, the facility stands as a testament to the "Intelligent by Design" philosophy, incorporating liquid cooling infrastructure and high-density rack configurations capable of supporting up to 130 kW per rack for Generative AI workloads.
The project is part of Nxtra’s ₹5,000 crore investment roadmap to double its national capacity. What sets Mumbai IV apart is its integration of AI-led operations via the SmartSense platform, which provides predictive maintenance and real-time energy optimization. By leveraging Navi Mumbai's proximity to subsea cable landing stations (MIST, IAX, IEX), the facility serves as a primary gateway for international data traffic.
Sustainability is a core pillar of the Rabale campus. It is designed to run on a significant portion of renewable energy, facilitated by Nxtra's power purchase agreements (PPAs) for solar and wind power. The facility also features hydrogen-ready fuel cell technology, a first for the Indian market, ensuring that the heavy power demands of the digital economy do not come at the cost of the environment.
