Prologis Project Sail Data Center: 900MW Hyperscale AI Campus Coweta County Georgia

Status: Permitted / Site Preparation & Planning   |   Location: Sargent Road & Wagers Mill Road, Coweta County (near Newnan), GA 30263, Georgia, United States

Project Overview

Prologis Project Sail is a massive $17 billion hyperscale data center campus planned across an approximately 832-acre site in Coweta County, Georgia, roughly 45 miles south of Atlanta. Originally spearheaded by Atlas Development LLC and subsequently acquired by industrial real estate giant Prologis, the development represents a major expansion of the Atlanta region’s growing hyperscale and artificial intelligence infrastructure market. The campus is master-planned to provide up to 900 MW of capacity and is expected to comprise nine large-scale data center buildings with a combined footprint of approximately 4.34 million square feet of dedicated data center whitespace. Designed around the rapidly increasing power and computing requirements of next-generation digital workloads, Project Sail is being positioned to accommodate hyperscale cloud platforms, artificial intelligence applications, high-performance computing, machine learning, and large language model (LLM) training. A key strategic advantage of the development is its location adjacent to existing high-voltage transmission infrastructure, providing direct proximity to critical electrical resources required to support a campus of this scale. Access to substantial power capacity is particularly important for AI-oriented deployments, where dense GPU clusters can require significantly greater electrical and cooling capacity than conventional enterprise computing environments. The large land footprint also provides Prologis with sufficient space for phased construction, supporting the potential expansion of computing capacity as demand develops over time. Beyond electrical infrastructure, the campus is designed as an integrated hyperscale environment capable of accommodating the mechanical, networking, security, and support systems required for large-scale data center operations. Its location within Coweta County provides access to the broader Atlanta digital infrastructure ecosystem while offering a large development footprint outside the core metropolitan area. By combining substantial planned capacity, a large contiguous site, proximity to high-voltage transmission lines, and purpose-built facilities for AI and cloud workloads, Project Sail represents a significant evolution in Georgia’s data center market. The development demonstrates the growing scale of hyperscale campuses being planned specifically around the power density, computing performance, and expansion requirements of next-generation AI infrastructure.
