Project Overview

The Amsterdam Hyperscale Campus, developed by Pure Data Centres and backed by Oaktree Capital, represents one of the most significant and strategically vital data center investments announced in Europe this year. With a total investment expected to reach up to €1 billion (approximately $1.17 billion USD), this project is set to deliver a massive 78 Megawatts (MW) of high-capacity IT load, making it one of the largest single data center campuses in the highly constrained Amsterdam market.

What makes this project particularly noteworthy is the secured single-tenant lease with one of the world's major hyperscale cloud providers, even before the main construction phase begins. This pre-commitment de-risks the massive investment and underscores the urgent, unrelenting demand from Big Tech companies—such as Amazon, Google, Meta, or Microsoft—to rapidly expand their infrastructure to support the explosive growth of Artificial Intelligence (AI) and advanced cloud computing workloads. The campus, designated AMS01 and located in the Westpoort area, will be housed in three 85-meter towers, each contributing 26MW of power.

The project directly addresses key challenges currently plaguing European data center development, primarily power availability and local permitting restrictions. Pure Data Centres successfully secured the necessary approvals and, critically, a firm connection to the grid via a private substation, which provides 100MVA of power. This circumvents the widespread grid congestion issues that have stalled numerous competing projects in the region. Designed for high-density compute, the facility is expected to feature advanced cooling solutions to support power-hungry AI racks, while targeting an ultra-efficient PUE of 1.2, aligning with strict Dutch energy efficiency mandates.

The development is scheduled to break ground in January 2026, with the phased delivery anticipated to commence in 2028. Beyond its technical and financial scale, the project is poised to be a major economic driver for the Greater Amsterdam region, creating over 1,000 jobs during the construction phase and approximately 80 permanent, skilled roles upon full completion. This strategic move re-energises the Amsterdam market, which had seen slower growth compared to other FLAP-D cities due to regulatory limitations, confirming the city's enduring status as a critical gateway for European digital infrastructure.
