Project Overview

The QTS Clinton Data Center Campus is a proposed $10.0 billion hyperscale data center development spanning approximately 1,100 acres near Harts Mill Road and 400th Avenue in Clinton, Iowa, positioning it as a major planned digital infrastructure investment in the U.S. Midwest. Developed by Blackstone-backed QTS Data Centers, the master-planned campus is designed to accommodate up to six large-scale data center facilities, designated DC1 through DC6, providing a long-term platform for expanding cloud and AI computing capacity. The scale of the site allows the development to progress through multiple phases rather than relying on a single facility, creating flexibility to align future construction with demand for accelerated computing and high-density workloads. The campus is engineered to support ultra-high-density accelerated computing, machine learning, and hyperscale cloud infrastructure, reflecting the rapidly increasing infrastructure requirements associated with artificial intelligence and data-intensive applications. A major infrastructure advantage is the project's planned access to dedicated high-voltage utility infrastructure from Alliant Energy, providing the substantial electrical capacity required to operate multiple large-scale computing facilities. Power availability is particularly important for AI-oriented data centers, where dense accelerator deployments can significantly increase both electrical and thermal loads. To address these cooling requirements, the campus incorporates closed-loop liquid cooling systems, designed to eliminate continuous municipal water draw while providing thermal management suitable for high-density computing environments. This approach can reduce dependence on conventional water-intensive cooling infrastructure and support more efficient operation at higher rack densities. With approximately 1,100 acres of developable land, dedicated high-voltage power infrastructure, a six-building master plan and liquid cooling designed for advanced computing, the QTS Clinton campus is positioned as a significant hyperscale development platform.
