The QTS Manassas Data Center Campus is a cornerstone of the continuing explosive growth in Northern Virginia, the undisputed global leader in digital infrastructure. Located in Prince William County, an increasingly vital submarket of Data Center Alley, the campus is set to deliver over 190 MW of critical IT capacity across a planned 6-building, 105-acre development. This colossal scale is explicitly designed to meet the insatiable demands of the world's largest cloud providers (Hyperscalers) and the rapidly escalating power needs of Artificial Intelligence (AI) and High-Performance Computing (HPC) workloads.The project is backed by Blackstone, one of the largest infrastructure investors globally, providing the necessary capital to manage the massive, long-term construction and power procurement required in this highly competitive region. The facility is being built with an intense focus on next-generation cooling technologies, including support for direct liquid cooling to handle the high-density racks—potentially exceeding $50 \text{kW}$ per rack—that are now standard for advanced AI applications.A key operational focus for QTS in Manassas is sustainability, particularly concerning the environment's most strained resource: water. The campus utilizes closed-loop cooling systems to minimize or eliminate water usage in the cooling process, aligning with QTS’s corporate goal of being a responsible steward in a water-stressed region. Connectivity is naturally paramount, with the campus boasting massive fiber capacity and direct access to the dense fiber ring that connects to the rest of Northern Virginia and ultimately to the subsea cables landing on the Virginia coast.
