Starwood Digital Ventures Project Washington North DC2 represents the second major hyperscale facility planned within the North Campus of Starwood Capital’s Project Washington development along River Road, also designated DE-9, in New Castle, Delaware. The facility forms an integral part of the multi-billion-dollar master plan, which encompasses approximately 1.2 GW of planned capacity across 11 multi-story buildings on a 580-acre site. DC2 is designed as a two-story, high-density data center engineered to provide approximately 125.0 MW of gross power allocation and 100.0 MW of critical IT load, supporting hyperscale cloud computing, generative artificial intelligence model training, accelerated computing, and other high-density digital workloads. Electrical infrastructure is supplied through high-voltage utility grid connections associated with Delmarva Power & Light’s Red Lion Substation, while static modular 2N and Block N+1 uninterruptible power supply systems provide additional protection for critical computing infrastructure. Emergency diesel generators are also incorporated to maintain operational continuity during utility interruptions and other electrical events. Thermal management utilizes advanced 100% closed-loop air and refrigerant cooling infrastructure integrated with direct-to-chip liquid cooling systems, enabling efficient heat removal from multi-kilowatt GPU racks while minimizing water consumption. Strategically located within the Mid-Atlantic’s primary digital transit corridor, DC2 is designed to provide robust network connectivity to major regional technology markets. Dual subterranean dark-fiber entry vaults and carrier-neutral meet-me rooms allow customers to access multiple telecommunications providers, while express low-latency fiber routes connect the campus with major cloud and network hubs in Philadelphia and Northern Virginia. Zero-trust biometric security systems provide controlled access and layered protection for critical infrastructure, customer environments, and restricted operational areas. With its substantial computing capacity, resilient power architecture, advanced low-water cooling systems, and strategic fiber connectivity, DC2 strengthens the North Campus as a major hyperscale and AI infrastructure destination in the Mid-Atlantic region.
