Starwood Digital Ventures Project Washington North DC1 represents the flagship initial data center building within the North Campus of Starwood Capital’s large-scale Project Washington development along River Road, also known as DE-9, in New Castle, Delaware. The facility forms part of a multi-billion-dollar master-planned campus comprising 11 buildings and an overall planned capacity of approximately 1.2 GW, positioning the development as a major hyperscale and artificial intelligence infrastructure hub in the Mid-Atlantic region. DC1 is engineered as a multi-story, high-density data center providing approximately 125.0 MW of gross power allocation and 100.0 MW of critical IT load for hyperscale cloud computing, AI model training, accelerated computing, and other compute-intensive workloads. Electrical infrastructure is supported through high-voltage substation connections with Delmarva Power & Light’s Red Lion Substation, while static modular 2N and Block N+1 uninterruptible power supply configurations provide additional resilience for critical computing systems. Emergency standby generators are incorporated to maintain operational continuity during utility interruptions and other electrical events. Thermal infrastructure utilizes closed-loop, low-water cooling technology integrated with direct-to-chip liquid cooling systems, enabling the facility to manage heat generated by high-density multi-kilowatt GPU racks while limiting water consumption. Strategically positioned along major Mid-Atlantic fiber routes, DC1 is designed to provide strong connectivity to regional and national digital infrastructure markets. Subterranean dark-fiber entry vaults and dual carrier-neutral meet-me rooms provide access to multiple network operators, while low-latency interconnections toward Philadelphia and Northern Virginia support efficient connections with major cloud, colocation, and internet exchange ecosystems. Zero-trust biometric access controls provide layered protection for critical infrastructure, customer equipment, and restricted operational areas. With its substantial IT capacity, resilient electrical architecture, advanced liquid cooling capabilities, and strategic connectivity, DC1 establishes the foundation for Starwood’s broader Project Washington hyperscale campus.
