Stockland-EdgeConneX: 1GW+ National AI Data Center Portfolio
Status: Finalized Partnership / Development Pipeline | Location: National, Sydney
Project Overview
The Stockland-EdgeConneX Australian JV Portfolio is a landmark partnership aimed at transforming Australia into a primary global hub for AI and sovereign cloud computing. Officially finalized on March 3, 2026, this 50/50 joint venture pairs Australia’s largest diversified property group, Stockland, with global data center pioneer EdgeConneX. The platform leverages Stockland's vast metropolitan industrial land bank and EdgeConneX's global expertise in delivering high-density infrastructure for AI giants and major cloud service providers.
The JV is strategically focused on the convergence of logistics and digital infrastructure. By repurposing or developing adjacent to Stockland's existing Logistics and Business Parks, the partnership bypasses many traditional land-acquisition hurdles. The first wave of projects will focus on "brownfield" conversions in Western Sydney and Melbourne’s West, where existing high-voltage power allocations can be rapidly scaled. This platform is designed to support next-generation GPU workloads, incorporating liquid cooling as a standard design feature across all new builds.
