DC01UK Sells Its South Mimms Data Centre Site to Equinix in GBP 3.9 Billion (USD 4.9 billion) Deal.

London, UK, October 30, 2025- British data centre developer DC01UK has sold its 85-acre South Mimms site in Hertfordshire to Equinix in a deal valued at about GBP 3.9 billion (USD 4.8 billion), marking one of the largest single-site transactions in the UK’s digital infrastructure market this year. The companies announced the deal today, confirming Equinix will take forward the planned campus development just north of London.

The South Mimms site, located near the M25 junction, was master-planned by DC01UK for up to two million square feet of data-centre space. The transaction transfers ownership of the land to Equinix, which is expected to deliver a large-scale campus designed to meet growing hyperscale and AI-driven cloud demand across the London region. The site has outline planning consent and access to major fibre routes, making it one of the few parcels in the area suited for high-density builds.

James Craig, Director of DC01UK, said the sale represented “a landmark moment for our team and for the UK data-centre sector,” adding that Equinix’s involvement would ensure “the vision for this project will be taken forward by leading experts who share our commitment to sustainable digital growth.”

Fellow director Andy Brewer said the move “marks a significant step forward for the UK’s digital infrastructure, one that will help position the country at the forefront of the data revolution.”

Equinix has not disclosed development timelines but confirmed its intent to expand its UK capacity footprint beyond London’s Docklands and Slough clusters. The acquisition adds to a recent series of European land purchases by the company aimed at long-term expansion for hyperscale and AI workloads.

The South Mimms project has drawn interest due to its proximity to London’s power corridors and transport links, factors that have made suitable land increasingly scarce. DC01UK’s decision to sell rather than operate the facility aligns with a wider trend of infrastructure developers monetising assets while major operators consolidate control of new capacity.

Local authorities have already approved the outline scheme, but detailed design, construction, and energy-supply arrangements will be subject to future planning reviews. Both companies said they would work with the community and energy partners to finalise those stages in the coming months.
