Project Overview
AirTrunk TOK1, located in the strategic Inzai cluster of Greater Tokyo, is one of the largest hyperscale data center campuses in the Asia-Pacific region. On March 10, 2026, AirTrunk announced the closing of a $1.2 billion (JPY 191.6 billion) green loan the largest ever for a data center in Japan to refinance and aggressively scale the facility. This investment is a direct response to the explosive demand for AI-driven workloads and sovereign cloud services within the Tokyo metropolitan area. The 13-hectare campus is designed to scale beyond its initial 300 MW target, with over 100 MW of additional high-density capacity currently under construction to accommodate major global cloud service providers.
The TOK1 campus is a pioneer in sustainable hyperscale design. The recent green loan is tied to strict sustainability performance targets, including industry-leading Water Usage Effectiveness (WUE) and Power Usage Effectiveness (PUE) metrics. A portion of the margin incentives from the loan supports the AirTrunk Social Impact Fund, focusing on STEM education and biodiversity conservation in Japan. Architecturally, the campus is built to withstand Japan's unique seismic challenges while delivering the ultra-high-density power required for liquid-cooled AI clusters. By acting as a central node for Tokyo’s primary cloud availability zones, TOK1 ensures sub-millisecond latency for the country’s digital economy while setting a new global benchmark for green infrastructure financing.
