The Amazon AWS IAD Mattameade Tech Campus, located off Orrock Road in Thornburg, Virginia, represents a major hyperscale digital infrastructure expansion within the AWS US East 1 Northern Virginia region. Master planned across approximately 1,143 acres spanning Spotsylvania and Caroline Counties, the multi-building campus is designed to deliver at least 770 megawatts of utility capacity and approximately 600 megawatts of critical IT load across 11 two-story data center buildings totaling more than 4.5 million square feet of development. Electrical infrastructure is centered on dedicated high-voltage substations connecting the campus to the regional transmission grid, supported by resilient distribution architectures, modular static uninterruptible power supply systems, and standby emergency generators designed to maintain operational continuity. The campus is being developed to accommodate modern hyperscale cloud services, artificial intelligence model training, machine learning, storage, and other high-density computing workloads that require substantial electrical and thermal capacity. Advanced cooling infrastructure, including closed-loop water economization systems and direct-to-chip liquid cooling technologies, is planned to improve thermal management while reducing water consumption and enhancing overall energy efficiency. Its strategic location between Northern Virginia and the Richmond metropolitan area provides an important connectivity advantage, with subterranean carrier-neutral dark-fiber entry pathways designed to support high-speed, low-latency interconnection with regional telecommunications networks, major internet exchanges, cloud infrastructure, and AWS availability zones. With its extensive land footprint, substantial electrical capacity, large-scale computing facilities, resilient infrastructure, advanced cooling systems, and diverse fiber connectivity, the Mattameade Tech Campus is positioned to become a significant hyperscale computing hub supporting the continued expansion of cloud and artificial intelligence infrastructure in Virginia.
