The large-scale initiative is anchored by the 153-acre Lake Anna Tech Campus (IAD-550), which includes seven primary data center buildings strategically located near the North Anna Nuclear Power Station, providing access to reliable energy resources for future expansion. In addition to the Lake Anna campus, the development includes additional sites at Desper Creek and Northeast Creek, creating a multi-campus ecosystem engineered to support hyperscale cloud operations, artificial intelligence (AI), machine learning, and high-performance computing (HPC) workloads. Designed to relieve regional capacity constraints in one of the world’s largest data center markets, the facilities incorporate advanced infrastructure capable of supporting large-scale cloud orchestration and next-generation AI applications. The campuses are powered through high-voltage utility connections from Dominion Energy and Rappahannock Electric Cooperative, ensuring reliable and scalable energy delivery for intensive computing environments. To support increasing AI workload densities, AWS is deploying advanced cooling architectures, including liquid cooling solutions designed for high-performance GPU clusters and future compute requirements. The development also benefits from low-latency dark-fiber connectivity routes linking directly into AWS US-East-1, enabling efficient data transfer, workload management, and cloud service delivery.
