Project Overview

The Bower Street Data Centre, also designated as Latos Manchester East, is a proposed AI-ready “Neural Edge” data centre development planned on a vacant brownfield site at the corner of Bower Street and Ten Acres Lane, Newton Heath, Manchester M40 2AF, UK. Developed by Latos Data Centres and designed by Create Architecture, the project is intended to transform a previously underutilized canal-side industrial site near the Rochdale Canal and Lowry Park industrial area into a compact digital infrastructure facility focused on next-generation computing requirements. The proposed development comprises two purpose-built buildings with a combined gross floor area of approximately 28,000 square feet, equivalent to around 2,600 square metres. Unlike conventional hyperscale campuses designed around large centralized computing deployments, the Bower Street facility is positioned as part of Latos Data Centres’ wider national Neural Edge network, with an emphasis on locating computing capacity closer to users and digital applications that require low latency. The facility is designed to support high-density artificial intelligence, augmented reality, edge computing, and other computationally intensive workloads where rapid data processing and reduced network latency are important. Its design incorporates a number of environmental and architectural measures intended to integrate the development into the surrounding urban landscape. These include planted facades, sustainable drainage features, and landscaping designed to improve the site's visual and ecological characteristics while managing surface water. The data centre is also planned with direct-to-chip liquid cooling integration, providing a thermal-management pathway for high-density AI and accelerated-computing equipment while reducing reliance on conventional air-based cooling systems. The brownfield location allows the project to make use of previously developed land within Manchester's established industrial environment, supporting urban regeneration while adding new digital infrastructure capacity. With its compact footprint, AI-focused design, edge-computing orientation, liquid-cooling capability, and integration of sustainable site features, the Bower Street Data Centre represents a different model of digital infrastructure development from large hyperscale campuses. The project forms part of the broader evolution toward distributed computing networks capable of supporting increasingly demanding AI and low-latency applications closer to population and business centers.
