The approved four-phased hybrid planning masterplan permits more than 85,000 square metres, equivalent to approximately 915,000 gross square feet, of data center and innovation space. The proposed campus comprises three specialized multi-story data center buildings alongside a dedicated technology startup innovation hub, creating a mixed digital infrastructure environment capable of supporting both large-scale computing operations and emerging technology businesses. The development is designed to accommodate ultra-high-density artificial intelligence, high-performance computing (HPC), cloud infrastructure, and availability zone workloads, reflecting the increasing demand for facilities capable of supporting advanced accelerated computing systems. To accommodate the thermal requirements of high-density computing, the campus incorporates liquid-cooling readiness and closed-loop heat rejection infrastructure, providing a flexible approach to managing the heat generated by dense GPU and server deployments. Connectivity is another important component of the development, with the project planned to incorporate direct subterranean dark fiber connections into West London's established fiber backbone, supporting high-capacity, low-latency communication between the campus and wider digital networks. The redevelopment of the existing retail and industrial site also represents a significant brownfield regeneration opportunity within the Greater London area, replacing existing commercial uses with strategically located digital infrastructure. Its proximity to Heathrow and major West London connectivity routes further strengthens the site's position within London's established data center ecosystem.
