LDC1 South Mimms Data Centre Hertfordshire Equinix DC01UK 3.9B

Status: Approved Outline Planning / Pre-Construction Site Prep   |   Location: Land East of South Mimms Services, St Albans Road, South Mimms, UK

Project Overview

The LDC1 South Mimms Data Centre, originally developed under the DC01UK project platform and subsequently acquired by Equinix as part of its Hertfordshire Campus, is a proposed mega-hyperscale and AI-ready digital infrastructure development in Hertfordshire, UK. The project is planned on an approximately 85-acre site at Land East of South Mimms Services, St Albans Road, South Mimms, Hertfordshire SL6 3QQ, UK, strategically positioned adjacent to the M25 and A1(M) interchange. The development represents a projected overall investment of approximately £3.9 billion and has received outline planning consent from Hertsmere Borough Council for the construction of up to approximately 2.0 million square feet of mission-critical data center space. The scale of the permitted development positions LDC1 as a major addition to the UK's data center infrastructure pipeline, with the potential to support substantial cloud computing, artificial intelligence, high-performance computing (HPC), and other enterprise digital workloads. Designed by TTSP, the scheme follows a landscape-led development approach intended to integrate the large-scale digital infrastructure campus with its surrounding environment. The project incorporates a targeted 10% Biodiversity Net Gain, reflecting an emphasis on improving ecological value alongside the development of new mission-critical infrastructure. Its strategic location provides proximity to major UK data center availability zones and established telecommunications and connectivity networks, strengthening its potential appeal for hyperscale and enterprise customers. The campus is also designed to accommodate high-density liquid-cooling topologies, enabling the facility to support next-generation AI and HPC systems with increasingly demanding power and thermal requirements. Liquid cooling provides a pathway for handling high-density GPU deployments while improving the ability of the data halls to adapt to evolving computing architectures. With its substantial permitted floor area, major investment scale, strategic motorway location, AI-ready infrastructure, and landscape-led design, the LDC1 South Mimms Data Centre represents a significant proposed digital infrastructure development in the UK and highlights the growing requirement for large-scale facilities capable of supporting sovereign AI, cloud computing, and high-performance workloads.
