The Colovore Hutto Data Center, designated by the internal facility code AUS01 and also known by the project alias Project Raptor, is a high-density, liquid-cooled AI colocation facility being developed on a 30-acre site at 2401 Innovation Boulevard in Hutto, Texas, within the rapidly expanding Austin–San Antonio technology corridor. Developed by Colovore with backing from King Street Capital Management, the project is designed to support the growing demand for advanced artificial intelligence, high-performance computing (HPC), and GPU-intensive workloads that require significantly greater power and cooling densities than conventional data centers. The development includes an approximately 192,694-square-foot facility engineered specifically for ultra-high-density computing environments, enabling customers to deploy large-scale GPU clusters, AI accelerators, and other specialized computing infrastructure. The facility is planned with a total power capacity of approximately 40 MW, providing substantial electrical infrastructure for compute-intensive deployments. Its liquid-cooling architecture is designed to accommodate cabinet densities ranging from approximately 5 kW to more than 600 kW per cabinet, allowing the facility to support both conventional high-density deployments and next-generation AI systems with exceptionally demanding thermal requirements. The project also incorporates an energy- and water-efficient operating model, targeting a power usage effectiveness (PUE) of approximately 1.3. In addition, its closed-loop liquid-cooling system is designed around a zero water usage effectiveness (WUE) target, minimizing reliance on local water resources. These characteristics position the Colovore Hutto facility as an important example of infrastructure being developed specifically for the increasing power, cooling, and density requirements of modern AI and HPC workloads in Central Texas.
