Project Overview

The CtrlS Mumbai DC-IX Hyperscale Campus is a monumental project that underscores India's surging demand for high-capacity, ultra-reliable digital infrastructure, especially for Artificial Intelligence (AI) and High-Performance Computing (HPC) workloads. Located in Navi Mumbai, the heart of India's digital connectivity, the campus is master-planned for an ultimate capacity of over 700 MW of IT load, cementing its position as one of the largest data center campuses in the nation. The initial expansion, Phase 1, is aggressively targeting the commissioning of a 140 MW block by late 2026.

This project is meticulously engineered to a Tier IV Certified Ready standard, guaranteeing industry-leading 99.995% uptime through a robust 2N redundant architecture across all critical systems, from power to cooling. A key differentiator is the campus's power infrastructure, which includes a massive, dedicated on-site Gas Insulated Substation (GIS) with an expandable capacity of up to 700 MW. This critical piece of infrastructure ensures reliable, high-quality power delivery directly from the national grid, a necessity for sustaining multi-hundred-megawatt scale operations.

The facility's design is AI-optimized, specifically addressing the thermal demands of next-generation processors and GPU clusters. While employing advanced closed-loop air/water systems, the DC-IX campus is fully prepped to support Direct Liquid Cooling (DLC) and even Immersion Cooling solutions. This high-density capability, coupled with a highly efficient PUE target of less than 1.30, positions the campus to host demanding cloud regions and sophisticated AI training models that require densities far exceeding traditional colocation norms.

Connectivity is paramount in Mumbai, and the DC-IX campus capitalizes on this by offering a truly carrier-neutral ecosystem with access to India's rich fiber backbone and multiple international subsea cable landing stations. The developer, CtrlS, is also deeply committed to sustainability, aiming for over 50% of the power consumption to be sourced from renewable energy through various Power Purchase Agreements (PPAs) with solar and wind farms. The multi-billion dollar investment into this campus is not just an infrastructural addition but a strategic national asset that will drive India’s AI mission and support the country's aspiration to become a global compute superpower.
