The facility is designed to provide 80 MW of ultimate IT capacity across ten 8 MW DR800 suites, creating scalable infrastructure for hyperscale tenants, enterprise cloud workloads, and high-density AI computing. Its direct power supply through Oncor Electric Delivery substation infrastructure provides a dedicated electrical foundation for large-scale computing, while N+1 block-redundant electrical configurations support operational resilience across the facility. DFW45 also combines high-efficiency liquid cooling with air economization options, allowing the infrastructure to accommodate different thermal requirements associated with conventional enterprise systems and higher-density computing environments. Connectivity is another core component of the development, with two subterranean Meet-Me-Rooms providing a dedicated environment for network interconnection and carrier access. Low-latency dark fiber connectivity links the facility to Digital Realty’s broader Dallas connectivity ecosystem at 2323 Bryan Street, supporting access to regional network infrastructure, cloud services, and interconnected digital platforms. The combination of substantial power capacity, modular 8 MW suites, redundant electrical infrastructure, flexible cooling systems, and direct connectivity creates an infrastructure platform suited to tenants with demanding availability and compute requirements. Its location within Digital Realty’s expanded Garland Campus also enables the project to operate as part of an established data center environment rather than as an isolated facility. With an ultimate 80 MW IT capacity, DFW45 is positioned to expand high-density computing availability in the Dallas-area market while supporting the infrastructure requirements of hyperscale, enterprise, cloud, and AI workloads.
