The EdgeCore Louisa Campus represents a major gigascale data center development spanning approximately 697 acres within the Shannon Hill Regional Business Park in Louisa County, Central Virginia. Designed specifically to accommodate high-density artificial intelligence training clusters, machine learning applications, high-performance computing, and hyperscale cloud workloads, the master-planned campus is planned to include at least six single-tenant data center buildings with a combined development footprint of more than 3.1 million square feet and potentially reaching approximately 3.9 million square feet across future phases. Strategically positioned along the Interstate 64 corridor, the campus provides access to major transportation infrastructure while remaining within network reach of Northern Virginia’s extensive fiber ecosystem and Ashburn’s major interconnection hubs. Electrical infrastructure for the development is supported through Rappahannock Electric Cooperative, providing the utility foundation required for large-scale computing operations and future campus expansion. The project’s design places a strong emphasis on operational efficiency and water conservation, particularly given the increasing cooling requirements associated with AI and accelerated computing workloads. Its thermal strategy incorporates an ultra-efficient closed-loop, air-cooled system designed to minimize reliance on evaporative cooling and reduce freshwater consumption. The development is targeting a Water Usage Effectiveness (WUE) of less than 0.01 liters per kilowatt-hour, supporting a low-water operating model for high-density computing infrastructure. The campus is expected to incorporate resilient electrical systems, advanced cooling technologies, high-capacity fiber connectivity, and secure data hall environments capable of supporting next-generation GPU clusters. With its substantial land availability, multi-building development strategy, strategic Central Virginia location, and focus on efficient AI infrastructure, EdgeCore Louisa is positioned to become an important data center hub supporting the rapidly expanding demand for artificial intelligence and hyperscale computing capacity in the Mid-Atlantic region.
