EdgeCore PH03 Data Center: 72MW High-Density AI & Hyperscale Hub in Mesa, Arizona

Status: Fully Operational Hub   |   Location: 3856 S Everton Terrace, Mesa, AZ 85212, United States

Project Overview

EdgeCore’s PH03 is a 72 MW hyperscale data center located within the company’s 84-acre master-planned campus in Mesa, Arizona. Designed to support the growing requirements of hyperscale cloud providers, enterprise platforms, and artificial intelligence (AI) and high-performance computing (HPC) workloads, the facility delivers scalable, high-performance digital infrastructure for next-generation computing environments. PH03 is engineered to accommodate high-density rack deployments suitable for GPU-intensive AI training clusters, cloud availability zones, and data-intensive enterprise applications. The facility incorporates an advanced closed-loop air-cooled system that provides highly efficient thermal management while achieving a near-zero Water Usage Effectiveness (WUE) of less than 0.01 liters per kilowatt-hour, significantly reducing water consumption in Arizona’s water-constrained Sonoran Desert environment. Supported by dedicated on-site high-voltage utility substations, PH03 offers resilient, scalable electrical infrastructure with redundant power systems to ensure continuous availability for mission-critical operations. As a carrier-neutral facility, it provides path-diverse dark fiber connectivity to major Phoenix carrier hotels, internet exchanges, and cloud on-ramp providers, enabling low-latency, high-bandwidth communications across regional and global networks. The data center also features advanced physical security, automated infrastructure management, and flexible data hall configurations designed to support future technology growth. Combining sustainability, operational resilience, and AI-ready infrastructure, EdgeCore PH03 strengthens the Mesa campus as a strategic destination for hyperscale cloud, enterprise, and next-generation digital infrastructure deployments.
