The ESR Rabale MU1 Data Centre, located on a 3.25-acre site in Sector 8 of the MIDC Industrial Area in Rabale, Navi Mumbai, represents ESR Group’s entry into India’s rapidly expanding digital infrastructure market. Developed with an investment of ₹900 crore, approximately $100 million, the multi-storey facility is pre-leased to a major information and communications technology company under a powered-shell model, providing a purpose-built environment for large-scale digital infrastructure deployment. MU1 is designed to support a gross facility load of up to 60 MW and deliver 48 MW of critical IT capacity, positioning it as a high-density facility for cloud computing, generative artificial intelligence, enterprise applications, and other compute-intensive workloads within the Airoli–Rabale data center cluster. Electrical resilience is supported through high-voltage grid connections from Maharashtra State Electricity Distribution Company Limited, complemented by static 2N UPS configurations and standby diesel generation systems to maintain continuity during utility disruptions. The facility’s cooling infrastructure is engineered to accommodate both conventional air-cooled systems and direct liquid cooling architectures, enabling efficient thermal management for high-density GPU servers and next-generation AI workloads. Strategically positioned in Navi Mumbai, MU1 benefits from proximity to Mumbai’s established telecommunications and financial ecosystem. Its connectivity infrastructure includes dual carrier-neutral meet-me rooms and diverse dark-fiber routes linking the facility with Mumbai’s major subsea cable landing stations and broader domestic and international network infrastructure. Multi-layered 24/7 physical security controls further protect the facility, customer equipment, and critical operational areas, supporting secure, scalable, and resilient digital infrastructure operations.
