Project Overview

The eStruxture CAL-3 Data Center is a major ultra-high-density hyperscale and AI-ready facility developed by eStruxture Data Centers, with backing from Fengate Asset Management and the Caisse de dépôt et placement du Québec (CDPQ). Located at 200 High Plains Common in Rocky View County, within the Greater Calgary area of Alberta, Canada, the development represents a major investment in the region’s digital infrastructure and is positioned as one of Alberta’s largest data center projects. The facility spans approximately 205,000 square feet, or more than 19,000 square meters, of gross building area and is master-planned to deliver up to 70 MW of critical IT load from a total grid capacity of 90 MW. Designed around Tier III-equivalent high-availability principles, CAL-3 is engineered to support demanding hyperscale cloud, artificial intelligence and machine learning workloads that require significantly greater compute density than conventional enterprise environments. The facility is planned to accommodate rack densities of up to 125 kW per rack, supported by advanced direct-to-chip liquid cooling architectures designed to manage the substantial heat generated by high-performance computing systems. Its electrical infrastructure is connected to Alberta’s evolving lower-carbon power system, while the carrier-neutral design provides access to major national telecommunications backbones and regional fiber networks. Connectivity routes link Calgary with important Canadian digital infrastructure hubs, including Vancouver and Toronto, strengthening the facility’s role within Canada’s broader data center ecosystem. With its substantial capacity, high-density cooling capabilities, resilient infrastructure and strategic Calgary location, CAL-3 is positioned to support the accelerating demand for AI computing, cloud services and next-generation digital infrastructure across Western Canada.
