Project Overview

The Goodman Tsukuba Tech Central TYO05 Data Center Campus, located across a 45-hectare site in Tsukuba City, Ibaraki Prefecture, represents a major master-planned hyperscale and artificial intelligence infrastructure development by Goodman Group. Situated approximately 50 kilometers northeast of central Tokyo within the established Tsukuba Science City technology district, the multi-building campus is designed to provide substantial long-term capacity for large language model training, high-performance computing, hyperscale cloud platforms, enterprise workloads, and other data-intensive applications. The master plan is described as supporting up to 1,000 megawatts of gross utility capacity and approximately 800 megawatts of critical IT capacity across as many as 10 buildings, creating significant expansion potential for next-generation computing infrastructure. Electrical systems are supported through high-voltage substation interconnections with Tokyo Electric Power Company (TEPCO), complemented by modular static uninterruptible power supply systems configured in N+1 and 2N redundant architectures. Emergency standby generators provide additional resilience during utility interruptions and grid disturbances. Thermal management incorporates closed-loop chilled-water systems combined with direct-to-chip liquid cooling loops designed to handle the substantial heat generated by dense graphics processing unit configurations and advanced AI accelerators. The cooling architecture is intended to improve thermal performance while reducing reliance on local water resources. Strategically positioned within the Greater Tokyo digital ecosystem, the Tsukuba campus is designed as a major connectivity gateway linking large-scale computing infrastructure with central Tokyo markets. Subterranean dark-fiber entry vaults, dual carrier-neutral meet-me rooms, and dedicated low-latency fiber routes provide connectivity to major Tokyo network hubs, telecommunications providers, cloud platforms, and enterprise infrastructure. Zero-trust security principles and biometric perimeter controls further strengthen protection across the campus. With substantial scalable capacity, resilient utility infrastructure, advanced liquid cooling, extensive fiber connectivity, and robust physical security, Goodman Tsukuba Tech Central TYO05 is positioned as a significant component of Japan’s expanding hyperscale and AI infrastructure landscape.
