Project Overview

Google Project Maize Data Center is an $832 million brownfield redevelopment project planned on a 70-acre industrial site at 402 Royal Road in Michigan City, LaPorte County, Indiana. The development originated as an initiative by Phoenix Investors to transform a former 400,000-square-foot manufacturing facility that had remained vacant for more than 15 years. Google subsequently acquired the development as part of its broader strategy to expand cloud computing, artificial intelligence, and digital infrastructure capacity across the U.S. Midwest. Rather than developing an entirely new greenfield campus, the project leverages an existing industrial property, allowing Google to repurpose established infrastructure while bringing a long-vacant site back into productive use. The facility is expected to incorporate a customer-owned electrical substation and upgraded utility connections to provide the substantial and reliable power capacity required for modern hyperscale computing operations. Advanced closed-loop liquid cooling systems are also planned to support high-density computing and AI workloads by efficiently managing heat generated by next-generation servers and accelerators. Beyond its role in Google’s expanding infrastructure network, Project Maize is expected to contribute to the economic revitalization of Northwest Indiana by converting an underutilized industrial property into a major digital infrastructure asset. Construction and ongoing operations could create new employment opportunities while generating additional economic activity for Michigan City and the surrounding LaPorte County region. The project illustrates the growing trend of hyperscale technology companies adapting existing industrial properties for data center development, combining site redevelopment with the rapidly increasing demand for cloud and AI computing capacity.
