The development originated as an initiative by Phoenix Investors to transform a former 400,000-square-foot manufacturing facility that had remained vacant for more than 15 years. Google subsequently acquired the development as part of its broader strategy to expand cloud computing, artificial intelligence, and digital infrastructure capacity across the U.S. Midwest. Rather than developing an entirely new greenfield campus, the project leverages an existing industrial property, allowing Google to repurpose established infrastructure while bringing a long-vacant site back into productive use. The facility is expected to incorporate a customer-owned electrical substation and upgraded utility connections to provide the substantial and reliable power capacity required for modern hyperscale computing operations. Advanced closed-loop liquid cooling systems are also planned to support high-density computing and AI workloads by efficiently managing heat generated by next-generation servers and accelerators.
