Project Summary

Hummelstown Quarry Data Center Campus South Hanover Township Dauphin County Pennsylvania

Status: Proposed / Active Zoning Determination & Legal Appeals Phase   |   Location: Wagner Street & Grandview Drive (Former Pennsy Quarry), South Hanover Township, PA 17036, USA

Project Overview

The Hummelstown Quarry Data Center Campus is a proposed hyperscale-ready data center development situated on an approximately 250-acre former Pennsy Supply quarry site off Wagner Street in South Hanover Township, Dauphin County, Pennsylvania, within the broader Hummelstown/Hershey area. Developed by Hanover Company through HCI DP Land Acquisition LLC, the project represents a significant shift from previously considered industrial warehouse and logistics plans toward high-density digital infrastructure. The redevelopment would transform the former quarry property into a multi-building computing campus designed to accommodate the growing requirements of cloud computing, artificial intelligence (AI), and other high-density workloads in central Pennsylvania. The initial application outlines a campus configuration featuring two primary data center structures, including Building 1 with approximately 401,800 square feet and Building 2 with approximately 195,000 square feet, providing a combined development footprint of nearly 597,000 square feet across the two principal facilities. An on-site utility substation is also included in the development plans to support the electrical infrastructure required for the proposed data center operations. The project’s location within the central Pennsylvania market provides an opportunity to establish additional computing capacity outside more established and increasingly constrained data center hubs. At the same time, the proposed development remains subject to local planning and regulatory considerations, with the developer navigating zoning hearing board challenges and discussions surrounding the township’s overlay framework. These proceedings form an important part of the project’s development pathway as local authorities evaluate the proposed transition from industrial land use to large-scale digital infrastructure. If approved and developed as planned, the Hummelstown Quarry Data Center Campus could provide a substantial new platform for cloud and AI workloads while repurposing a former quarry property for next-generation computing infrastructure.
