Project Overview

The Tuckahoe Technology Park, developed under the entity VALCO2 Goochland, LLC, is a proposed master-planned hyperscale and AI data center campus situated across approximately 870 acres at 44 Cobblestone Circle and 70 Fleetwood Lane, Goochland County, Virginia, USA. Located within the Technology Overlay District West (TOD West) along Highway 6 / Patterson Avenue, between Route 288 and Hockett Road, the project is being master-developed by Tract and is planned as a large-scale digital infrastructure destination for next-generation computing requirements. The campus is designed to accommodate advanced artificial intelligence (AI), hyperscale cloud computing, and other high-density workloads, with the master plan providing for up to 900 MW of total capacity across approximately 12 planned data center buildings. The proposed facilities are expected to comprise roughly 3 million square feet of total building area, creating a substantial platform for future expansion as demand for AI and cloud infrastructure continues to increase. The extensive land footprint provides flexibility for phased development while allowing supporting infrastructure and individual data center facilities to be deployed progressively. In response to community input and environmental considerations, the project incorporates strict resource-management measures, including a 100% closed-loop air-cooled design intended to minimize water usage. This cooling approach is particularly significant for a large-scale campus where conventional water-intensive cooling systems could create greater demands on local water resources. The proposed development therefore combines substantial computing capacity with an infrastructure strategy focused on reducing operational water consumption. With its strategic location within Goochland County, significant land availability, planned 900 MW capacity, multi-building configuration, and emphasis on AI-ready infrastructure, Tuckahoe Technology Park is positioned to become a major digital infrastructure development supporting the continued growth of hyperscale cloud services and artificial intelligence workloads in Virginia.
