Hut 8’s Beacon Point AI Data Center Campus is a flagship 525-acre greenfield digital infrastructure development located near Corpus Christi in Nueces County, Texas. Designed as a next-generation artificial intelligence computing hub, the campus follows Hut 8’s power-first development strategy, prioritizing access to large-scale energy infrastructure required for advanced AI workloads. The project is supported by an executed 1,000 MW (1 GW) electrical interconnection agreement with AEP Texas, providing the foundation for future expansion and high-density computing operations. Built specifically to support generative AI training, inference, and large-scale machine learning applications, Beacon Point is engineered around NVIDIA’s DSX reference architecture for gigawatt-scale AI factories. The facility is designed to deliver ultra-high rack power densities required by modern GPU clusters and next-generation AI systems. The entire 704 MW IT capacity has been fully commercialized through 15-year triple-net (NNN) anchor lease agreements with a high-investment-grade tenant, creating a strong long-term revenue foundation with a base-term contract value of approximately $19.6 billion. By combining strategic power availability, advanced AI-ready infrastructure, and long-term hyperscale partnerships, Hut 8’s Beacon Point campus represents one of the largest planned AI data center developments in North America, positioned to support the growing global demand for accelerated computing and AI infrastructure.
