Natelli Henderson Data Center is a proposed 40 MW digital infrastructure development situated on a 40-acre rezoned parcel at Pine Meadow Trail and US-158 Business in Henderson, Vance County, North Carolina. Developed by Natelli Investments, an affiliate of Maryland-based Natelli Communities, the multi-building campus is designed to support high-density enterprise cloud and artificial intelligence computing workloads. The planned 40 MW capacity provides a substantial power foundation for computing environments that require reliable electricity, resilient infrastructure, and advanced cooling systems. Engineered to Tier III fault-tolerant standards, the facility incorporates redundant infrastructure designed to support continuous operations and provide resilience during equipment maintenance or utility disruptions. Dual high-voltage transmission feeds supplied by Duke Energy Progress form a central part of the electrical architecture, providing diversified utility connections for the campus and supporting the power requirements of high-density computing equipment. Closed-loop cooling loops are also incorporated into the project design, with the system intended to minimize water consumption while managing heat generated by enterprise and AI computing infrastructure. Network resilience is supported through redundant carrier-neutral fiber paths, providing connectivity diversity and enabling access to multiple telecommunications providers. These fiber routes are planned to link the facility directly into Research Triangle Park and Northern Virginia transit corridors, connecting the Henderson campus with two important digital infrastructure regions in the eastern United States. The site's location in Vance County provides access to regional utility infrastructure while maintaining network connections to established technology and data center markets. The combination of 40 MW capacity, Tier III specifications, dual high-voltage transmission feeds, closed-loop cooling, and redundant carrier-neutral fiber creates a scalable infrastructure platform for cloud and AI workloads.
